Project description: This site in the Southeast Waterfront district of Washington, D.C., is currently home to an 11-story office building of roughly 700,000 SF. The formerly commercial and industrial area is quickly evolving into a vibrant entertainment and mixed-use riverfront community. Douglas Development Corporation would like to supplement this evolution by transforming the existing structure into a 600,000 SF mixed-use retail and residential building.

This unique project will consist of roughly 24,000 SF of ground-level retail and approximately 455,000 SF of residential space comprised of 425 apartment units situated on eight levels. Two below-grade levels will accommodate 300 parking spaces.  

A brutal concrete panel with a punched window system skins the existing building. This system will be replaced with features suitable for a first-class residential tower, including exterior balconies, operable windows, and a new curtain wall system that will contribute to the building's overall high performing energy efficiency.

The floor plates will be sculpted to convert this deep office building into an efficient residential layout. This conversion will provide optimum light and views from every unit, as well as two large communal green spaces above the retail podium for public amenities. A new penthouse will house a lounge along with a new outdoor pool and terraces.
